What is a Habitation Check?
Plain English — no jargon, no MOT confusion.
A habitation check inspects the living systems of your motorhome or caravan — the parts that keep you safe and comfortable on tour, separate from the roadworthiness MOT. We cover both motorhomes and caravans.
Book a mobile inspection (we come to you, Scotland-wide) or a static (depot) inspection at Unit 9 Broxburn — same price either way. First 20 miles free, then 85p per mile outside our free radius, there and back. Call-out charge £17.50 (once per visit).
- Electrical systems (12V / 230V)
- Gas systems & appliances
- Water systems (fresh, waste, toilet)
- Heating, ventilation & safety kit
- Bodywork, seals & chassis
- Damp meter survey
- Running gear (visual/operational — not a DVSA MOT)
- Written Pass/Fail engineer report · check, not fix
Habitation checks are a preferred safety check. Some campsites and some insurers insist on — or ask for — evidence of one. Site rules and policies vary: check yours. This is not a blanket legal requirement for every vehicle in the UK.
We check and report. Any repairs are a separate discussion — nae nonsense, clear findings.
Why book a Habitation Check?
Insurance evidence, pre-purchase peace of mind, or season-ready before you tour.
3 things that fail before a Highlands / Spain run
- Damp & seals — find wet corners at home, not on the A9.
- 12V / 240V — batteries, chargers, sockets that leave you dark on site.
- Gas & water — appliances, leaks and tanks that spoil the trip.
Buying a van in Scotland?
Get the report before you transfer. A Pre-Purchase Inspection from £299 — independent findings, no sales pressure.
Written Pass / Fail on living systems (damp, 12V/240V, gas & water). Check not fix — so you don’t inherit someone else’s damp bill.
Book NowEven brand-new vans often benefit
Even brand-new motorhomes and caravans often benefit from — and are often preferred to have — a habitation check. That preference is commonly driven by warranty conditions, some insurer expectations, campsite rules, and factory/dealer handovers that can miss living-system issues.
Soft advice only: check your warranty and policy. This is not legally required for all new vans.
Safety for self-builds & big imports
Home-built, self-build and conversion units — and large American-style RVs — need a proper written check of gas, electrics, water and damp. DIY living systems carry higher safety risk if left unchecked.
New imports and home-builds are often driven by warranty or insurer conditions (and sometimes campsite rules), not blanket UK law. We inspect living systems and report clearly — check-not-fix.
What’s checked
The same nine sections our engineers write up for motorhomes and caravans. At our Broxburn depot or we come to you.
What the report covers
Our habitation check maps to nine engineer-report sections so you know how the living systems stand before Scotland’s roads and weather.
Items may be Pass, Fail, Unable to test or N/A depending on how the vehicle is equipped. We check and report. We do not repair.
